Communal stairwells & hallways

Communal Stairwell & Hallway Decorating Contractors

The part of the block every resident sees every single day. We prepare, prime and finish communal stairwells and hallways properly — for durability, not turnaround.

Stairwells due for redecoration?Send photos or a scope — a fixed estimate typically comes back within 3 working days.

Stairwells take more punishment than any other part of a block — bag scuffs on the walls, knocks to the skirting and frames, oxidised handrails, nicotine and water marks on the upper landings. They're also what leaseholders judge the whole building on.

We decorate stairwells for block managers, RMCs and property managers across Birmingham, Sutton Coldfield, Solihull, Lichfield, Wolverhampton and the wider West Midlands. Full prep on walls, frames and metalwork, the correct primers where coatings have failed, and Class 1 scrubbable trade systems built for real traffic.

Frequently asked

Commercial FAQs.

Do you decorate stairwells in occupied apartment blocks?+

Yes — that's most of what we do. Half-flight working, resident notices posted 5–7 days ahead, dust sheets and corex on treads, low-odour materials and a daily clean-down so stairs stay usable throughout.

What preparation do communal walls actually need?+

Wash down, remove loose or flaking coatings, fill knocks and cracks with a flexible filler, sand back, spot-prime bare plaster, stain-block over water marks or nicotine, then two coats of a Class 1 scrubbable trade emulsion. Woodwork gets its own prep — degrease, sand, prime bare timber, two coats of water-based satin or eggshell.

What paint do you use in high-traffic stairwells?+

Class 1 scrubbable trade matts on walls — Johnstone's Acrylic Durable Matt, Dulux Trade Diamond Matt or Tikkurila Optiva. Water-based satin or eggshell on woodwork (Tikkurila Helmi, Johnstone's Aqua Guard). Zinc-rich primer and appropriate topcoat on metalwork.

How long does a full stairwell decoration take?+

A typical single-core, four-storey stairwell runs 5–8 working days depending on woodwork condition and coat build. Multi-core blocks are programmed core-by-core or in parallel.

How do you manage resident access?+

Half a flight at a time — the other half stays open. Notices posted 5–7 days ahead on the notice board, letterbox drops with the working schedule, high-vis signage on the works, fire exits kept clear at all times.

Can you handle stain blocking over water damage?+

Yes. Moisture-metered first — if the substrate is still wet we flag it and wait for the leak to be resolved. Once dry, correct stain-blocking primer, then repaint to match the existing scheme.
