Four Oaks Painting & Decorating is the commercial decorating side of a Sutton Coldfield-based contractor with 15+ years of trade experience. We work with facilities teams, block management companies, managing agents, landlords, developers and commercial property owners across Birmingham, Sutton Coldfield, Solihull, Lichfield, Tamworth, Walsall, Wolverhampton and the wider West Midlands.

Preparation and finish standards.
Substrate first, finish second. Full prep — fill, sand, stain-block, prime with the correct system for the substrate, then two coats of a scrubbable trade emulsion on walls (Johnstone's Acrylic Durable Matt, Dulux Trade Diamond Matt or Tikkurila Optiva) and a water-based satin or eggshell on woodwork (Tikkurila Helmi, Johnstone's Aqua Guard). Metalwork receives a zinc-rich primer and appropriate topcoat depending on exposure.

Do you provide commercial painting and decorating quotes?+
Yes. Send a scope of works, drawings or a set of photos and we'll come back with a fixed, itemised quote — typically within 3 working days for standard scopes. For larger schemes we'll arrange a short site visit first.
Can you work outside normal business hours?+
Yes. Most of our office and hospitality work is phased around occupancy — evenings, weekends, holiday closures or split shifts. We'll agree the working window with the facilities lead before we mobilise.
Do you provide RAMS?+
Yes. RAMS are supplied per instruction before mobilisation, along with COSHH assessments and product data sheets when required.
Are you insured for commercial work?+
Yes — public liability £5m and employers' liability £10m. Certificates emailed within an hour of request.
Can you decorate occupied buildings?+
Yes. Occupied offices, blocks, schools and hotels are most of what we do. Half-flight working on stairs, sealed dust barriers, low-odour materials and a clean-down at the end of every shift.
Do you work with managing agents and landlords?+
Yes. We work with block management companies, managing agents, property managers, RMCs and landlords across the West Midlands, including Castle Estates and Primis.
Can you quote from a schedule of works?+
Yes. Send the schedule, tender pack or specification and we'll return a line-by-line fixed price against it. For Section 20 packs we format the tender for leaseholder distribution.
Can you provide phased decorating?+
Yes — floor-by-floor, wing-by-wing or block-by-block. We programme the works around the client's operational calendar and hand back finished zones as we go.
