What's involved.
Tide marks come back if you topcoat water staining with normal emulsion — the soluble salts in the staining migrate through. A shellac-based primer is non-negotiable for a permanent fix.
We confirm the substrate is dry (moisture-tested), repair any blown plaster, stain-block, then topcoat into the surrounding ceiling or wall so the repair disappears.

Common questions.
Why does water staining come back through normal paint?+
The staining contains soluble salts that wick through water-based emulsion. Only a shellac- or oil-based stain block stops it permanently.
How long do you wait for drying?+
Until moisture-test readings are below safe thresholds — usually 2–4 weeks post-leak, longer for deeper substrates.
Can you fix the cornice / coving too?+
Yes — minor cornice repair is within scope; major replacement is a separate plastering job we'd co-ordinate.
