Most apartment blocks are quoted in pieces — stairs one year, corridors the next, exterior the year after. That works, but a whole-block scope usually saves the managing agent money and gives the residents a single mobilisation rather than three years of disruption.
We price whole blocks from a scope of works, drawings or a measured site visit. Internal and external are handled by the same team, so colours match, programme is one timeline, and one point of contact runs from quotation through to sign-off.
What we cover in a whole-block scope
- Communal entrance lobby, stairs and corridors
- Bike, bin and pram stores
- Lift lobbies and lift-car internal panels (where appropriate)
- External render, brickwork sealers, timber and metalwork
- Fascia, soffit, bargeboards and rainwater goods
- External communal doors, gates and railings
- Stain blocking, making good and minor plaster repair
How a whole-block job runs
- Pre-start meeting with the managing agent and (where useful) RMC
- Phased programme — usually externals dry weather, internals around resident routines
- Single set of RAMS covering all work areas
- Weekly progress note with photos to the agent
- Snag walk with the agent before final invoice
How we quote
Send drawings or a scope and we'll quote from those. If a scope doesn't exist, a 30–60 minute site walk with the building manager is enough for us to put a proper price together. We don't day-rate on block work — it's all priced as a fixed scope so the managing agent can put it cleanly into a Section 20 consultation if needed.

Can you price from drawings alone?+
Yes for straightforward blocks. For anything with external access decisions, listed-building considerations or significant making-good, we prefer a 30-minute site visit so the price stands up.
Do you handle the externals and internals together?+
Yes — same crew, same programme. Externals get scheduled around weather windows, internals around resident routines, but it's one job under one contract.
Can you work to a Section 20 timeline?+
Yes. We'll provide a written specification, fixed price and programme suitable for a Section 20 notice of estimates.
How long does a typical block take?+
A small 12-flat block, internal communal only, is usually 2–3 weeks. A full whole-block internal + external on 30+ flats can run 6–10 weeks depending on access.
