A managed property contractor needs to do three things well: turn up when they said they would, leave the building tidy at the end of every day, and tell the agent what's happening without being chased. The actual painting is the easy part.
We work like that by default. One contact for the agent, one programme, one set of paperwork, and a crew that knows how to behave on a site with residents and other contractors moving through it.

For straightforward internal communal work, yes. For externals or anything with access complications, a short site visit makes the price more reliable.

One foreman runs the job day-to-day and reports to whoever the agent nominates. Levi (the owner) is the back-stop and handles anything the foreman can't resolve on the spot.
