Entrance Lobby & Reception Area Redecoration
The lobby is the first thing residents and visitors see, and the bit of the block that gets photographed for the lettings listing. It also tends to have more detail than the rest of the building — panelling, frames, post boxes, signage, brass or chrome ironmongery — so it takes more time per square metre than a corridor.
We slow down in the lobby. Hand cut every junction, mask the ironmongery rather than paint round it, and bring the panelling back rather than just rolling over it.
Typical lobby scope
- Walls — full height, including above-door returns
- Ceiling and ceiling roses / cornices where present
- Panelling, wainscoting and feature walls
- Communal entrance door — internal face, frame and ironmongery
- Post boxes — masked and re-fitted, never painted shut
- Signage — removed, wall painted behind, re-fitted square
Detail that matters in a lobby
- Brass/chrome door furniture masked or removed
- Lobby flooring fully protected — stone, marble, wood
- Letterboxes and post slots taped and re-fitted
- Junction lines hand-cut, not rolled
- Signage holes filled or re-used cleanly
Finishes
Walls usually go in a slightly higher-sheen finish than the rest of the building so the lobby reads as deliberate — a low-sheen or eggshell rather than a flat matt. Panelling typically wants a water-based satin so it cleans easily without polishing up.

Can you decorate around a live reception desk?+
Yes — we agree the cover times with the building manager, work around concierge hours, and protect the desk fully when we are working in front of it.
Will you remove and re-fit signage?+
Yes — fire signs, building name signs, way-finding. Removed cleanly, wall made good, re-fitted square. If signage is being replaced as part of the project, we'll co-ordinate with the sign contractor.
How long does a typical lobby take?+
A modest entrance lobby is 3–5 days. A large lobby with panelling, feature walls and detailed mouldings can be 1–2 weeks.
