Not all communal areas wear at the same rate. A 12-flat block of professional 1-beds wears slowly. A 40-flat BTR development with families, prams and deliveries wears fast. A purpose-built student block in term-time wears very fast. The right paint specification depends on which one you've got.
We spec finishes to match the actual use of the building — scrubbable trade matts where walls get touched, durable enamels on doors and frames that take knocks, and a clear plan for the inevitable annual touch-up visit.

Spec choices that matter
- Scuff-resistant trade matt on walls (Dulux Trade Diamond / Tikkurila Optiva)
- Water-based satin or eggshell on woodwork — cleanable, won't yellow
- Two-pack or direct-to-metal enamel on metal door frames
- Stainless or anodised kick-plates on doors that take the worst of it
Annual touch-up visits
For high-wear blocks we offer a short annual touch-up visit — usually 1–2 days, spot-fill, sand, brush-in to natural breaks. It's a fraction of the cost of a full redecoration and keeps the block looking sharp between major cycles.

Is scuff-resistant paint actually worth the upgrade?+
On a high-traffic block, yes — easily. It costs maybe 10–15% more per litre and lasts 2–3x longer between full redecorations.
Can you supply touch-up paint to the on-site team?+
Yes. We can leave matched tins with the building manager so they can spot-fix small marks between our visits.
Do you do annual touch-up contracts?+
Yes — usually a 1–2 day visit, fixed price, agreed at the start of the financial year.
