Insurance Redecoration Works for Communal Buildings
Insurance redecoration is its own discipline. The job has to wait for proper drying, the stain has to be isolated before it bleeds back through, the invoice has to itemise scope clearly enough for a loss adjuster to sign it off, and the timeline is usually short.
We've worked on plenty of leak and escape-of-water claims in communal areas — flat roof failures, chased-pipe bursts, top-floor washing-machine floods that have run down through three landings. The same workflow every time: dry first, isolate the stain, make good, repaint to match.

How a typical claim runs
- Scope agreed with the agent and (where relevant) loss adjuster
- Moisture check — if not dry, we re-attend rather than paint over
- Stain-blocking primer (oil-based or water-based depending on stain)
- Two finish coats, cut into the nearest natural break in the wall
- Photographs of every affected area at completion
Stain blockers we use
Zinsser Cover Stain or BIN for heavy water and tannin stains, Zinsser Bullseye 1-2-3 for lighter staining, Tikkurila Otex on woodwork where solvent isolation is needed. The wrong primer means the stain ghosts back through within weeks.

Can you attend at short notice?+
Usually within 3–5 working days for inspection, and a week or two for the works themselves depending on drying time and our current programme.
Will the loss adjuster accept your invoice format?+
Yes. We itemise by area, surface and scope so it lines up with a typical schedule of works. Happy to adjust the format if your adjuster prefers something specific.
What if the stain comes back?+
If a stain we blocked bleeds back within 12 months, we'll re-attend and re-block at no further charge. It's rare but it happens — usually means there was still trace moisture when we attended.
