Internal Decorating for Apartment Blocks

Internal communal decoration is judged less on how nice it looks the day we hand it over, and more on how it looks two years later. A block that still looks crisp after two winters has had its prep done properly and its finishes chosen to handle real traffic.

We approach internal block work the same way every time: walk the building first, identify what's actually failing (not just what looks tired), fix the substrate, then apply a finish suited to how that part of the block actually gets used.

  • Lift lobbies and lift-car interiors (where appropriate)
  • Service-cupboard doors and riser fronts

How we keep disruption low

  • Phased floor-by-floor or core-by-core working
  • Low-odour, fast-recoat trade emulsions
  • Communal stairs stay open — never close a fire escape route
  • Daily clear-down — tools and tins out of the corridor overnight
  • Resident notices in the lobby with phase dates

Suitable finishes

Walls: scrubbable trade matt or low-sheen — wipeable without polishing. Woodwork: water-based satin so it cleans easily and stays white instead of yellowing. Ceilings: trade matt emulsion. We avoid solvent gloss in occupied blocks for both smell and durability reasons.

Do residents get notice before you start?+

Yes — we draft the notice for the managing agent to send out, usually 5–7 days ahead, and post a phase schedule in the lobby on the day we mobilise.

How long does an internal block take?+

A small block (12–20 flats) — typically 10–15 working days for full internal communal. Mid-size (30–50 flats) — 3–5 weeks. We'll give you a programme with the quote.

Will the smell of paint affect residents?+

We use low-VOC water-based systems on internal communal work. There's a faint smell during application that's gone within an hour of finishing a phase.
