Leasehold Block Painting & Maintenance
Leasehold redecoration carries a paperwork load that ordinary commercial decorating doesn't. Section 20 consultation thresholds, a service-charge audience that wants to see value, and a programme that has to survive the gap between the consultation and the works starting.
We write our quotes for leasehold work knowing all of that. The price doesn't move between the consultation and the order unless the scope genuinely changes — and if it does, we say so in writing, not on the final invoice.
Typical leasehold scope
- Internal communal redecoration — usually on a 5–7 year cycle
- External redecoration — usually on a 7–10 year cycle
- Reactive make-good after leaks or trade damage
- Annual touch-up visits for high-traffic blocks
Section 20 friendly
- Written specification per area — surface, prep, primer, finish
- Fixed price held for the duration of the consultation
- Programme dates given as a window, not a single day
- All variations agreed in writing before being carried out
Talking to residents
We're happy to attend an AGM or residents' meeting if it helps explain the scope. Most of the resistance to redecoration spend is misunderstanding what's included — five minutes with a contractor in the room usually settles it.
Frequently asked
Do you understand Section 20?+
Yes — we provide specs and prices in a format suitable for a Notice of Estimates, and don't move the price between consultation and order unless scope changes.
Can you attend a residents' AGM?+
Yes, within reason — if the meeting is local to the West Midlands and at an evening time that lines up with the project, we'll come and answer questions.
Can you spread works across multiple service-charge years?+
Yes — externals one year, internals the next is a common arrangement and easy to programme.
