Planned Decorating Maintenance for Managed Properties

Decoration is one of the few line items in a service charge that's genuinely predictable. A managed block that's on a planned cycle doesn't have spikes — externals every 8 years, internals every 6, a small touch-up visit every 12–18 months — and the service-charge audience is much happier with predictable numbers than with surprise bills.

We help managing agents move blocks onto planned cycles by surveying the current condition, agreeing the cycle length per element, and pricing the cycle as a programme rather than a one-off.

Survey and report

Is the survey chargeable?+

We do a free initial walk and verbal recommendation. A full written condition report with photographs and cost bands is chargeable but credited against any subsequent decoration order over a certain value.

Do you actually carry out the planned works?+

Yes — that's the point. The survey informs a programme we then deliver year-on-year.

Can we share the report with the residents?+

Yes, and we'd recommend it. Residents support spend they can see the reason for.
