A considered, long-term finish.

Four Oaks Painting & Decorating was appointed by a block management company to redecorate the communal entrance and stairwell of this residential apartment building in Lichfield.

Communal areas create the first impression for residents, visitors and prospective buyers, so maintaining them to a high standard is essential. Our brief was to refresh the entire staircase, improve the overall appearance and complete the work with as little disruption to residents as possible.

Every surface was thoroughly prepared before decoration to ensure a durable finish capable of withstanding the daily wear and tear expected within a busy apartment block.

Entrance & Access

Work began at the main communal entrance. The external door, canopy and surrounding timberwork were prepared and repainted, with wet-paint signage in place so residents could continue coming and going safely throughout the programme.

Blockwork walls, ceilings and metal handrails on the lower stairwell were washed down, filled where needed and sanded back. Every floor was fully sheeted and resident doors masked to keep the block clean and protected as work moved through the building.

Staircase Redecoration

Staircase Redecoration

Walls and ceilings were repainted in a fresh neutral tone to brighten the stairwell, with the metal balustrades and handrails sanded, primed and refinished in a durable coating suited to constant handling.

Contrasting deep-blue feature walls were introduced on each landing to add depth and visual interest, complementing the existing brickwork and grey balustrades while tying the whole scheme together.

Notice boards, alarm panels and communal signage were carefully masked, cut in around and reinstated so all resident information remained visible and undisturbed throughout the works.

The upper landings and stair returns were finished, sheeting lifted and floors reinstated. A final walk-through with the block management client confirmed a clean, contemporary communal space handed back ready for daily use.

Preparation

Every surface was thoroughly prepared before decoration. Walls, ceilings and blockwork were cleaned down, minor imperfections filled and repaired, and all metal handrails and balustrades sanded back and primed. Floors, resident doors and communal areas were fully protected throughout the works to keep the block clean and safe to use.

Finish details

A modern colour scheme combining crisp neutral walls with contrasting deep-blue feature walls was selected to lift the space while complementing the existing brickwork and grey metal balustrades. Skirtings, trim, entrance canopy and external timberwork were refinished in durable eggshell, with the handrails and balustrades repainted in a hard-wearing metalwork coating.
