The brief

A considered, long-term finish.

Four Oaks Painting & Decorating recently completed a large-scale exterior refurbishment project at Parklands Court on behalf of Castle Estates (PMS) Ltd.

The project focused on improving the overall appearance, durability and presentation of the communal external areas throughout the development — including garage doors, service doors, communal access areas and perimeter timber features.

Working within a live residential environment, the project was completed with minimal disruption to residents while maintaining a clean, organised and professional site throughout.

Stage by stage.

Site survey & estate setup
01

Site survey & estate setup

Works began with a full walk-around of Parklands Court — mapping every garage block, service door and communal entrance, agreeing access routes with the management team and setting up a clean, well-signed site. Resident communication and safe pedestrian routes were established before any preparation began.

Preparation: sanding, washing & degreasing
02

Preparation: sanding, washing & degreasing

Each garage door was sanded back, washed down and degreased to remove years of weathering, road film and surface contamination. Loose and failing material was scraped away and edges were refined to give the new coating system a sound, stable foundation across every door.

Masking & protection
03

Masking & protection

Surrounding brick piers, locks, hinges, light fittings and ground areas were carefully masked and sheeted before any paint was applied. Protecting the rest of the development was essential to keep the site clean for residents and to deliver crisp, controlled paint lines around every opening.

Garage door refinishing
04

Garage door refinishing

Garage doors across the development were refinished in a vivid, hard-wearing exterior colour, applied in even coats for full opacity and a uniform sheen. The result is a sharp, consistent finish across the full run of doors — a dramatic uplift from the tired, weathered surfaces that came before.

Communal & service doors
05

Communal & service doors

Communal service doors and the bin-store doors were refinished in a deep matt black exterior coating to anchor the scheme and complement the brickwork. Frames, edges and ironmongery were cut in by hand for a clean, contractor-grade finish on every opening across the site.

The finished development
06

The finished development

The completed estate now reads as one cohesive, well-managed development. Long perspectives down the garage runs show a uniform colour, consistent sheen and sharp edges throughout — a clear visual upgrade in kerb appeal and presentation for Castle Estates and the residents of Parklands Court.

Preparation & finish.

Preparation

Every surface was thoroughly prepared before any coating was applied. Garage doors, service doors and timber features were sanded back, washed down and degreased to remove years of road film and weathering. Loose material was scraped, edges were refined and surrounding brickwork, locks, hinges and ground areas were carefully masked and protected to keep the site clean and organised throughout.

Finish details

A durable exterior coating system was applied across all garage doors and communal joinery, with deep matt black on the service and bin-store doors to anchor the scheme against the brick piers. The contrasting palette was selected to feel modern and uniform across the development, while remaining sympathetic to the existing brickwork and original character of the buildings.

Outcome

The customer result.

The completed works significantly improved the overall visual presentation of Parklands Court. The newly finished garage doors and communal access areas created a far more uniform and modern appearance throughout the development, lifting kerb appeal and overall estate presentation.

The contrasting colour scheme worked particularly well against the existing brickwork — clean and contemporary, while remaining sympathetic to the building's original character.

The project also reinforces what Four Oaks delivers beyond domestic decorating: organised, larger-scale communal works in occupied developments, trusted by management companies and delivered with the discipline expected on multi-area refurbishments across Sutton Coldfield and the wider West Midlands.

"A clean, well-organised refurbishment from start to finish — the development looks dramatically sharper and the works were delivered with minimal disruption to residents."
