Four Oaks Painting & Decorating recently completed a full commercial office refurbishment in Sutton Coldfield, transforming a tired and damaged workspace into a clean, modern and professional environment ready for staff to move straight back into.

This large-scale commercial decorating project took 4 weeks from start to finish and included extensive repairs, full preparation works and complete redecoration throughout the building.

The project covered a large open-plan call centre, reception areas, finance offices, meeting rooms, multiple office spaces, 3 stairwells, corridors and communal areas — alongside 64 internal doors with a full colour change.

Site setup & full protection

Before any preparation began, every workstation, monitor, chair and IT cabinet was fully sheeted and protected. Floor protection was rolled across walkways, signage was put up for staff still in adjacent areas, and a clean, organised site was established across the whole floorplate so works could move department by department with zero contamination.

Damaged wall sections were stabilised, filled and re-skimmed where required. Surface stabilisation and stain-block primers were used on areas affected by water damage and previous patch repairs. Every fill was sanded back, edges feathered into sound substrate and re-primed so the finished walls would read uniformly under bright office lighting.

Ceiling repairs & plasterboard replacement

Failed ceiling repairs were cut out and replaced with new plasterboard sections, screwed off, taped and skimmed back to a level surface. Large ceilings under commercial LED lighting expose every imperfection — so flatness, joint blending and full priming were treated as the foundation for the finish, not an afterthought.

The original ceilings showed years of repairs, fixings, water staining and patchy emulsion — the kind of finish that looks acceptable in dim light but reads badly under modern LED strip lighting. Every defect was logged, repaired and stain-blocked before any topcoat went on.

Walls were finished in a durable matt emulsion across the office — chosen for its consistent flat appearance and wipeable, hard-wearing performance in a high-traffic commercial setting. Clean cut-ins around windows, frames and skirting give the space a sharp, contractor-grade edge throughout.

The completed ceilings now read as one clean, uniform plane under the office lighting — no flashing, no patches, no shadowed repairs. Combined with the refreshed walls, the space immediately feels brighter, more modern and far more professional than before.

Final walk-through with the client across the call centre, meeting rooms, stairwells and corridors. Snags logged, resolved and signed off. Touch-up paint and a written paint specification left on site so future maintenance can be matched exactly. Staff back in the building the following Monday.

Extensive preparation across the building: full filling and sanding, replacement plasterboard sections, ceiling repairs, surface stabilisation, repaired wall sections, caulking, and thorough preparation of all woodwork and 64 internal doors. Repaired areas were carefully feathered and blended into surrounding surfaces to avoid visible flashing or patchiness once decorated.

Walls and ceilings finished in a durable matt emulsion — chosen for its clean modern appearance, wipeability and longevity in a busy workplace. Woodwork and 64 internal doors finished in Zinsser satin with a full colour change, complemented by crisp black skirting details throughout.
