The brief

A considered, long-term finish.

Four Oaks Painting & Decorating were appointed by Castle Estates to redecorate a number of communal stairwells within a residential apartment block in Wolverhampton. Working on behalf of the block management company, our objective was to refresh tired communal areas while keeping disruption to residents to an absolute minimum.

Communal decorating projects require far more planning than a standard residential job. With residents entering and leaving the building throughout the day, every stage of the project had to be carefully organised to maintain safe access while delivering a high-quality finish.

The fresh neutral colour scheme has transformed the communal areas, creating a much brighter, cleaner and more welcoming environment for residents and visitors alike.

Challenges

What this project demanded.

  • 01Maintaining safe access for residents throughout every stage of the works
  • 02Coordinating decoration around constant daily foot traffic
  • 03Keeping walkways clean, tidy and obstacle-free at all times
  • 04Displaying clear wet paint signage on freshly finished surfaces
  • 05Protecting carpets, flat doors and communal signage on every level
  • 06Delivering a consistent, hard-wearing finish across the whole block
The work

A considered, long-term finish.

Preparation was the largest single phase of this Wolverhampton project. Old paint was sanded back where required, walls were filled and re-skimmed in places, and all woodwork was caulked and primed. Particular care was taken on the original joinery, which had decades of overpainting to address.

Walls were finished in Farrow & Ball Estate Emulsion across a curated palette specified with the client. Woodwork was hand-prepared and finished in Tikkurila Helmi 30 — chosen for its durability and depth — and joinery was sprayed in our controlled environment for a furniture-grade result.

The project was completed on schedule and within budget, with minimal disruption to the household. The finished result is sharp, hardwearing and built to perform for years rather than seasons.

Craft

Preparation & finish.

Preparation

Every previously painted surface was washed down, filled, sanded and made good — with dust-free sanding used where required. Timber trim, skirtings and communal doors were caulked and prepared; metal handrails, spindles and balustrades were sanded back ready for coating. Carpets, flat entrance doors, notice boards and communal signage were fully protected throughout, with a daily clean-down to keep every walkway safe and obstacle-free for residents.

Finish details

The stairwells and landings were redecorated in a fresh neutral scheme suited to high-traffic communal areas — durable emulsion on walls and ceilings, eggshell on skirtings and timber trim, and a hard-wearing metalwork coating on the handrails and balustrades. The result is a brighter, cleaner, more welcoming communal space that presents the block consistently to residents and visitors.
